Since it opened at 7589 Greenbelt Road in 1980, Greenway Center has maintained a nearly 100 percent occupancy rate and, for the foreseeable future, management’s approach to its care is that if it ain’t broke, don’t fix it. On February 6, the Greenbelt City Council held its biennial stakeholder meeting with staff from Combined Properties, Inc., which manages the property. The company’s representatives included Holly Haley, vice president, property management; John Frank, property operations manager; Carolissa Smith, property manager; and Andrew Iszard, senior leasing representative.
Asked for an update by Mayor Emmett Jordan, Haley said they had spent more than $600,000 over the last two years in maintenance and improvements. She said the owners are long term, and very invested in the property, which she described as “well-maintained and well-leased.” The only vacancy currently is where the mattress store, which declared bankruptcy, was located, but that will soon be occupied by a Smoothie King.
Haley mentioned they had also painted the entire building over the last year. Frank added quite a list of work accomplished over the last year or two, including additional detail on all the painting; replacing about 9,000 square feet of roofing; replacing 117 square feet of asphalt, including the drive lane running from the Safeway to Modell’s; replacing 1,000 feet of curbing; installing concrete trench drains to alleviate ponding of water in the drive lanes; and replacing the entire rear fence with a more attractive shadow box fence. In addition, 17 trees were planted on the property, some new and some as replacements.
